A reserve fund study (a depreciation report in BC) is a 30-year budget for your building. It inventories the commonly owned property, estimates when each component needs repair or replacement and what it will cost, and recommends the annual contributions needed to fund that work — so the money is there when the time comes, without surprise special assessments.
